A complete interior renovation of an existing 14-story building includes interior demolition of everything except the demising and corridor walls. This project, our sixth for Westminster Communities of Florida, is a new Independent Living Facility with 101 units, located in the Old Northeast neighborhood on the edge of downtown St. Petersburg.

The new facility has several different models, with some floors having 5 units and some floors having 8 units. The first floor and second floors are devoted to entrance lobby, info center, model unit, a guest unit, and common areas such as resident mailboxes, library, fitness center, activity rooms, and a meeting room. The contours of the site create a rear ground floor that is used for underground parking and laundry facilities.

Located on the shores of Tampa Bay, this 4-story building was the first phase of a 10-year program to add eight new buildings to the site and revitalize the existing community. It has 20 independent living units on the top two floors and a second floor “Commons” area that will include multi-purpose rooms, hair salons, Country store, fitness center, dining facilities, and a commercial kitchen capable of serving over 3,000 meals per day. The ground floor will be parking and building services facilities, such as laundry, storage and maintenance offices.

The structure of the building consists of post-tensioned concrete slabs with masonry exterior walls and concrete columns between floors. The building has a mix of modified bitumen flat roofs and concrete tile sloped roofs. There are a total of 37 independent roofs on this building. The building’s HVAC system is powered by a 175 ton chiller located on the site. A 300 kW diesel powered emergency generator is also in place that will keep different areas of the building functional in the event of a power loss.

This 3-story, six unit Mediterranean style independent living facility is an auxiliary building to Westminster Palms main campus, located across the street from beautiful North Shore Park on the waterfront within walking distance of downtown.

Each of the six units will have maple cabinetry with granite counter tops, upgraded carpet, ceramic tile, and decorative wood plank entry doors. Exterior balconies in each unit, along with a large amount of window space provide beautiful views of Tampa Bay.

Although this “postage stamp” size lot was clear of the original structures, our scope included site utilities and preparations for the building pad. The structure is composed of hollow-core plank slabs supported by masonry walls. The building will have a card reader entry system and an emergency call system with wireless repeaters to ensure the security and well-being of the residents.

Run by Pet Pal Animal Shelter, a local no-kill non-profit animal shelter, this new facility provides low cost spay and neuter services to the community. Scope for this project included both preconstruction and construction services for the organization.

The project involved renovation of an existing one-story building to create the new clinic and features treatment and surgery rooms, reception area, and clinic offices. Work included minor site development to increase green space and provide roadway entries.

Scope for this project included the removal of 360 existing windows and replacement with impact resistant windows in an occupied building. Hennessy’s work included dust protection, demolition, drywall removal, metal framing, stucco, painting and supervision. The owner hired a window contractor directly to remove the windows and install new ones under Hennessy’s supervision.

This project is a 3-story, 22,000 sf new medical office building featuring Renaissance Mediterranean style architecture with three clerestories, private balconies, iron gates, porcelain tile inserts, and decorative cast stone and stucco features. The structure is concrete, structural steel and masonry composite construction with cast stone and stucco exterior. In addition to a new parking lot, the building will have a covered patient drop-off area and inner courtyard.

The ground floor is leased space for medical offices; the second floor is owner occupied medical practice facilities that include patient check-in and waiting area, exam rooms, treatment rooms, conference room and restrooms. The top floor is an owner occupied sleep lab of approximately 2700 sf with the remainder of the floor leased to other medical tenants.  The doctors opened for business in April 2009.

This medical office condominium is built with structural steel frame and exterior masonry with stucco wall systems. The first floor contains the main entrance lobby with one large office suite. The second floor contains four office suites. Other features include high-end finishes in lobby and stairwells, covered parking below the second floor for condo owners and a covered entrance drop-off for patients.

Specialized civil and building foundation designs were required due to extensive expansive clay soil and other adverse site conditions. Design solutions developed by the project team included approximately 600 linear feet of retaining wall, over-excavation, imported fill, and extra foundation grade beams and under-drains at all paved areas.

Scope included tenant build-out of the five separate office suites.

The first building, a pediatric dental office, is part of what is expected to be a three building medical office complex located in a bustling  area of Tampa, northwest of the airport. The scope of work involved complete site development including retaining walls, storm system, three building pads, landscaping and irrigation, and a parking lot with 150 spaces.

The structure was constructed with concrete and masonry, structural steel, stucco exterior and a wood truss with asphalt shingle roof system. A two-story building, the ground floor will have six hygiene chairs, four operation rooms, an x-ray room, and children’s play area.

The building originally was a grocery store, but had been converted into corporate offices for a large insurance firm. As a result, this project required the interior be completely demolished and retrofitted. On a tight construction schedule, the project was further complicated by the design team consisting of two separate architectural firms. One firm designed the medical office space and the other designed the surgery space.  The surgery space, with a separate entrance from the vision center, required AHCA inspection and approval.  

Interior spaces included a retail vision center, exam rooms, offices, and the ambulatory surgery center.  Exterior work included extensive site work, landscaping, cutting in of new window and door openings, stucco detailing and new paint.

Completed in two phases to allow for uninterrupted services at the clinic, this 6,000 square foot renovation and addition was built on a very compact wooded site. The work includes new exam rooms, lab room, operating room, additional kennels, and doctors offices. A split lobby allows separate entries for dogs and cats.

This assisted living facility provides Alzheimer’s services to their patients. A “wander-guard” system was installed throughout the facility as there are three Alzheimer’s wings with secured outdoor courtyards.  

The building structure is concrete masonry with elevated precast floor planking at second and third floors of the wings and a conventional wood truss roof system. The interior spaces included one main kitchen with separate dining rooms serving the Alzheimer wings, and separate kitchens on each floor that serve the assisted living residential wings. Card rooms and social areas are located throughout the facility.
