This new office building along busy U. S. Highway 19 in northern Pinellas County features a barrel roof line, allowing for third floor construction in what is typically a two-story height restricted area.

The building is constructed of structural steel with architectural pre-cast wall panels and a high-performance curtain wall system. The interior scope included build-outs for a Flagship Bank branch office on the ground floor, Flagship Bank second floor administrative offices, Nationwide Insurance office, a doctor’s office and an accounting firm’s office.

This office building project is located on a very tight site in downtown Dunedin.  It is the home to Graham Design Associates, an architectural firm, and Renata Teytelbaum, MD.  

The load bearing masonry structure with stucco and rusticated block features an exposed bar joist ceiling on the second floor with a fabric air distribution duct system.

Interior features in the second architect's office include polished, stained concrete floors, exposed bar joist and duct-sock HVAC system in the ceilings to enhance size and volume of the rooms. There is also an exterior elevator going up to the second floor landing.

This new Synovus Bank branch and multiple tenant office building is located at the intersection of busy Roosevelt Boulevard and 28th Street North in St. Petersburg. The building is structural steel with architectural pre-cast wall panels and an aluminum curtain wall at the main entrance.

Scope includes complete site development, construction of a littoral shelf in an existing detention pond, and construction of a new DOT turn lane on Roosevelt Boulevard. Interior work includes tenant build-out of the third floor with reception area, offices, and a Synovus corporate training facility.

12,000 sf warehouse addition to an existing facility with a CECO Pre-Engineered Metal Building. Project included site work, concrete, masonry, insulation, doors, window, finishes, loading dock equipment, plumbing, fire protection, HVAC systems and electrical work.

This new concrete tilt-wall office building shell has been certified as a LEED Gold making it the first speculative office building to achieve this status in Florida. The building won the 2008, 26th Annual Hillsborough County Community Design Award in the “Green Projects” category.

Scope included complete site development adjacent to a wet-land area.  All the trees that were cleared from the site were recycled as mulch.  Other recycling efforts included recycling building materials such as concrete debris and removing suitable structural fill from an existing pond for the parking and building areas and replacing it with unsuitable structural fill found on site.

The new building “green” features include efficient drip irrigation and drought tolerant native plant landscaping; Flexi-pave previous pavement made from recycled tires, grass parking areas, as well as parking reserved for alternative transportation low-emitting and fuel efficient vehicles; a reflective, insulated roof membrane system; an energy efficient McQuay HVAC system with environmentally friendly refrigerants, MERV 13 filtration and advanced EMS; water saving restroom fixtures; building recycling bins; bicycle racks and locker room facilities for employees; and a tree shaded boardwalk with benches that provides a peaceful outdoor break area.
